Council’s current planning documents distinguish the established urban catchment from the Upper Ohauiti development area. I ask what changes in practical terms from one property to the next: the size and shape of the site, access, water supply, wastewater arrangements and upkeep. A suburban address should not be assumed to have rural services, and a larger property should not be assumed to have every urban connection. I work from the information for the home you have chosen.

Water and wastewater. Find out which services actually supply the property. Where there is an on-site wastewater system, ask for its plans, service records and any relevant approvals. The full ownership budget. I ask you to allow for the actual rates, insurance, grounds and driveway upkeep, alongside repayments. If the property needs work straight away, I want a costed plan and a realistic reserve. If it is a section within a new development, title, services, consent and settlement conditions need their own checks even where rezoning has occurred.
